Steps to a successful sale

One of the first thoughts when selling your home is, “What is it worth?” Begin with a thorough and fair valuation of your property. Prepare your home for sale

Viewings

A successful viewing often seals the deal. We gather detailed information about your home before the showing, ensuring buyers receive all the information they need. Here’s what happens next:

We work closely with you to showcase your property at its best. A well-prepared viewing can prompt a buyer’s decision within minutes—just as an unprepared one can turn them away. That’s why we meticulously plan and prepare for each viewing. We’ll contact you at least 24 hours in advance, allowing ample time to get ready. First impressions are critical, so we ensure potential buyers see the best your property has to offer. We also pre-qualify prospective buyers to avoid wasting your time. Recognizing that buying a home is about more than just the property, we provide buyers with insights into the surrounding area and offer an open, pressure-free environment to ask questions. After the viewing, we’ll always provide feedback—or present an offer!

Review and negotiate offers

We actively review and negotiate offers, keeping you informed every step of the way. We communicate all offers verbally and in writing to facilitate a swift close. In Spain, the buying process typically involves two agents—one for the seller and one for the buyer. Agents negotiate bids in writing and verbally. Once both parties agree, the lawyers draft a reservation contract or, in some cases, proceed directly to the private purchase contract.

Purchase contract 

Once you and the buyer reach an agreement, we draft a purchase contract specifying the price and date of entry. The buyer pays a down payment as proof of commitment to the deal. Here’s what happens next:
• Contact your lawyer
• The deposit is paid
• Purchase contract is drafted

On the day of entry, we meet at the Notary Public, a government-appointed lawyer who supervises the contract’s execution. The notary prepares the public deed of sale (Escritura Publica de Compraventa) and verifies the parties’ identities and the home’s legal status. The parties’ lawyers handle the preparations, and we accompany you to the Notary Public. If you cannot attend, you can authorize your lawyer or representative with a Spanish notarial power of attorney.

Paperwork and completion

Congratulations on selling your property! On completion day, both parties or their lawyers sign the title deed with the Notary Public. The buyer pays the remaining amount, and in return, receives the keys to the property. The title deed confirms the transfer of ownership and will be registered in the Land Registry. Here’s what happens now:

  • Meet at the Public Notary
  • Preparation of the new title deed
  • The buyer pays the remaining amount
  • Buyer receives the keys
