the process extremely smooth. You just have to bring your passport and it is done in the
blink of an eye. Our lawyer will also help you apply for a NIE (tax identification number)
which is necessary for the purchase of many things here in Spain.

To complete the purchase of your new home, you transfer the remaining amount, including
taxes and fees, to your lawyer’s client account as before. When the funds are in place, a
Letter of Purchase and Legal Notice is signed by the Notary Public. This is the final document
required by the authorities so you can be registered as the new owner. Our lawyer will then
assist you in registering as the new owner at the Land Registry and arrange contracts for
basic services such as electricity, water and waste collection. And, if you have not already,
now is the time to open a Spanish bank account so your bills can be paid automatically.
When due diligence is complete, in approximately one week to ten days after the
reservation, a private purchase contract is ready to sign. The PPC is a binding agreement that
regulates the terms of the purchase, i.e., price, what is included and the latest date for
handover, etc. At the same time as you sign the PPC you also make a down payment of 10%
of the full purchase price (minus the reservation fee). In some cases, buyers who do not
need a mortgage can skip this part and go directly to the next step. For buyers of an off-plan
property, the terms of down payments can be a little different depending on the developer,
but usually you pay 30-40% before the handover date
A reservation agreement can be made once you and the seller have agreed the price. You
pay a reservation fee of approximately 6000 euros (this can vary a little depending on the
property and circumstances) so the seller will remove the property from the market. The
reservation fee is then paid into our lawyer’s client account or directly to the developer’s
account if it is an off-plan development. Now there is time for the legal parties to exchange
documentation and for your lawyer to do due diligence before moving on to the next step.
So now you have found a property you like? Perfect! It’s time to make an offer. Generally,
there is a selling agent and a buying agent, representing the two sides. As the satisfaction
and interests of both parties is the end game, we work hard to reach a final price both buyer
and seller can agree with and feel they have a good deal.
Congratulations on the successful sale of your property!
The title deed is signed by both parties – or their lawyers – and by the
Notary Public on the day of completion. On this day the last transferred
funds are paid out to the seller and in return the buyer gets the keys to
the property. The title deed is proof that ownership of the property is
transferred to a new owner and will be registered in the Land
There are still a few more steps before you’ve finished the paperwork,
but with the help of our agents at Nest or your lawyer the process can
be completed swiftly. The final tasks will include changing the name on
utility agreements, declarations, tax paperwork and so forth. And, of
course, if you have any questions during or after the completion phase,
we will be happy to help.

A purchase contract is prepared stating the price, take-over date and
other pertinent facts
When selling a property, a purchase contract is required which legally
covers the ownership of the property from the seller to the buyer. In this
contract you stipulate the agreed price, conditions etc. and what date
the completion will take place. The 10% of the selling price will also be
transferred to the seller at this signing off
Of course we keep you updated and give you all offers both verbally and
written to get a swift close
The common situation in a sell-purchase in Spain involves two brokers,
one representing the seller and the other the buyer. Bids between the
prospective purchaser and the seller are negotiated by the brokers in
writing as well as verbally and as soon as both parties have agreed the
lawyers will set up a reservation contract or sometimes parties go
directly to the private purchase contract.
We know what kind of pictures attract potential buyers and we will bring
out the best in your property and remove any sales obstacles
High-quality pictures showing your home in a realistic and attractive
light on the Internet and other platforms will make the difference. We
will select the best angles and convey the property´s atmosphere
They help make a good first impression, which in turn attracts more
potential buyers for your home. Below are some tips on how to prepare
for the photo session.
It is very important to have enough light when taking pictures. Make
sure all light bulbs work. Raise the blinds and awnings to let in light and
show off the views. To create a cosier environment, you can light
candles and place flowers. And de-clutter, take away as much as you
can, all private photos and decorations etc
We will give you the right ideas so that you present your property in the
best possible way. Start with a general de-clutter in all rooms!
A lovely terrace or balcony is probably one of the most important factors
for the advertisement. Clean it thoroughly, put cushions on the patio
furniture and open up parasols. Remove ashtrays … If you have plants in
pots outside, prune them and remove any dead leaves and branches. If
you have a pool, make sure it’s clean and remove the cover. At what time
is the light best? Prepare also lanterns and candles for an evening shoot.
Clean, open spaces give a better impression. Therefore we suggest you
remove everything you can from the kitchen sink and surfaces, including
small appliances, kitchen utensils and clean dishes. It’s preferable if you
remove photos, drawings and other items from the refrigerator. No
bottles or brushes for washing up in sight.
Clear spaces and straighten couch cushions. A clean floor gives a better
impression without rugs and makes the room look more spacious. Light all
side table lamps and decorate the room with fresh flowers. Put away tv-controls etc.
Make beds and put on bedspreads. Put away clothes and other objects,
such as personal items on the bedside tables. Open all the curtains and
let the sunshine in. Flowers are always nice to have.
In the bathroom it’s preferable to put away any bottles, soaps, toilet
brushes and cleaning ducks and other things lying about. Remove as
much stuff as possible from around the wash basin and the edge of the
tub. New, clean towels give a welcoming look.
Few Spanish homes have storage rooms, so if yours does, it’s very
important to show it. But please make an effort to make it look
organised a bit, you have to do this job anyway when you are moving
out, so start selecting what to save and what to give away and your
storage will look fab!
We know how to work with social media, advertising and our own database to reach
the right clients
How should my home be marketed?
In our view, social media is by far the most important platform for the exposure of
listings and we invest a lot to make sure our listings are clearly visible on there for
the right target group. We match all our listings to our own extensive register of
clients as well as being affiliated with a large partner network on the Costa del Sol
which exposes your property to hundreds of brokers of all nationalities.
We work in cooperation with all reputable real estate agencies and share the
commission. Our extraordinarily good relations with the local agencies are of the
highest importance to get our listings selling fast. We let you decide if you want us to
sell your property with the help of our partner networks or sign an exclusive contract
You will decide how your home is to be marketed, we will act just as you wish. We
respect your privacy, and we’ll agree how often we keep in contact and at what short
notice prospective buyers will be able to see the property
Choose a reliable agent you have confidence in and who can guide you through the
We are passionate about our work and we are experienced. We know the market

content producers, marketing experts, photographers and a qualified network of
agents. We strongly believe in what we’re doing. You will only pay for our services

We can present you with a market-related valuation at no cost for you
How much can I get for my property?
This is naturally the first and most important question for you when selling. Before
asking you to sign anything we visit your property and conduct a proper valuation.
After that, we can assist you with all possible issues related to the sale. We ask you
to prepare all documentation you have regarding the property: title deeds, floor
plans, compilation of running costs and electricity certificates, etc. These are of
crucial importance for the coming work.
Once we have built up a picture of your property and compared it with other
properties on the market, we can present you with a market-related valuation.
Naturally, all this is at no cost to you
We support you to ensure that potential buyers see the very best of what
your property has to offer
A successful viewing can lead to a prospective purchaser making up
their mind in as little as two minutes – as can an unsuccessful one!
That’s why we do everything we can to ensure that you, and your
property, are well prepared for viewings. For this you might need time
and we therefore contact you at least 24 hours before requesting a
viewing, probably much earlier.
First impressions are incredibly important, so we support you to ensure
that potential buyers see the very best of what your property has to
offer. To do so, we gather as much information as possible so visitors know
what to expect. We also qualify the prospective purchasers so
that we don’t waste your time.
We understand that buying a property is about more than “just“ the
home itself, so we give potential buyers the opportunity to familiarise
themselves with the surrounding area and to ask our agents everything,
all in an open, non-pressurised manner.
You will always get feedback from us after the viewing – or an offer!
